Boutique Service. Big Results. Whether you're relocating, investing in a second home, or searching for your forever retreat, my goal is to make the process seamless and strategic. You’ll receive concierge-level support from day one.
Every successful home search begins with clarity. During our initial consultation, we take the time to understand your goals, lifestyle, budget, and non-negotiables—whether you're dreaming of a weekend getaway, your first or forever home, or a sound investment. This conversation is the foundation for a tailored approach, and also gives you an opportunity to ask questions, gain insight into the process, and start shaping a strategy that feels informed and empowering. If it feels like we’re a good fit to work together, we’ll take the next step by signing a Buyer Broker Agreement—solidifying our partnership so I can advocate fully on your behalf throughout the journey.
Once we’ve established a strong fit, the next step is signing a Buyer Broker Agreement. Like any trusted professional—whether it’s a lawyer, financial advisor, or architect—this agreement confirms that my services are provided in exchange for a fee. It formalizes our working relationship and ensures you receive dedicated representation, strategic guidance, and my full commitment throughout your home search and purchase. While the agreement states that you, as the buyer, agree to pay this fee, it’s standard practice to request that the seller covers this cost when submitting an offer. This step brings transparency to the process and allows us to move forward with clarity, trust, and a shared commitment to your goals.
Before we dive into touring properties, it's important to get a clear picture of your financial landscape. Whether you're paying cash or securing a loan, having your funds verified from the start is essential—you simply can’t submit an offer without a prequalification letter or proof of funds. More than that, understanding your true budget helps us focus your search where it counts, so you're not falling in love with homes outside your reach or overlooking great options within it. Even if you think a certain monthly payment feels doable, lenders may see things differently. Credit history, employment changes, or past financial challenges can all play a role. Connecting with a trusted mortgage advisor early allows us to move forward with confidence, clarity, and a strong footing when the right home appears.
This is where the journey gets exciting. I’ll arrange private showings for homes that align with your lifestyle, goals, and budget—and tap into my professional network to uncover off-market opportunities when possible. If you enjoy popping into open houses on your own (for some, it’s practically a weekend hobby), that’s great too—just be sure to loop me in so I can offer insight and represent your interests if something catches your eye.
As we explore, take time to notice what resonates and what doesn’t. Open doors, test faucets, and look beyond the surface. Just as important, pay attention to the neighborhood: traffic flow, parking, noise, and proximity to the places that matter most to you.
Throughout the process, we’ll refine your priorities—learning what features are essential, what’s flexible, and how your wishlist aligns with your price point. Every showing is a chance to gather insight, understand local value, and get clearer on what feels like the right fit. My role is to guide you through it all with experience, insight, and a sharp eye for opportunity.
When you’ve found the one, it’s time to take the next step. Before submitting your offer, we’ll thoroughly review the seller’s disclosure package—if one is available—which often includes recent inspections, such as home, pest, septic, or well reports, especially for country properties. These reports are typically completed by reputable vendors and can offer valuable insight into the property's condition before you even write your offer.
In competitive situations, buyers may choose to waive further inspections if the reports are solid and the findings are within a reasonable range. I’ll help you evaluate these details carefully, so your offer is informed and strategic. From there, I’ll guide you through market comps and current conditions to craft an offer that reflects both the value of the home and your goals. If we receive a counteroffer, I’ll handle the negotiations to ensure we reach favorable terms. Once accepted, we’re officially in escrow—and one step closer to making it yours.
Once your offer is accepted, we’ll enter what’s called the due diligence period—also known as the inspection or investigation contingency. This is your chance to take a closer look at the property and make sure everything checks out before moving forward. There’s a set timeline for this built into the contract, so we’ll want to stay on top of it to keep things moving smoothly.
In many cases, especially here in California, sellers provide a disclosure package upfront. This often includes recent inspections—like home, pest, septic, or well—done by trusted vendors. If the reports look solid and the property is in high demand, some buyers choose to waive additional inspections to stay competitive. But if anything’s unclear or you just want a second opinion, we can absolutely schedule more inspections to dig deeper.
I’ll walk you through all the findings, help you understand what’s typical and what’s not, and talk through options—whether that’s moving forward, asking for repairs or credits, or stepping away if something doesn’t feel right. This step is all about making sure you feel informed, protected, and confident in your next move.
If you’re purchasing the home with a loan, your lender will require an appraisal. This is an independent assessment of the property’s value, ordered by the bank to ensure they’re not lending more than the home is worth. It’s their way of double-checking that the purchase price aligns with current market conditions.
While the appraisal is primarily for the lender’s benefit, it also adds another layer of protection for you as the buyer. If the appraisal comes in at or above the purchase price, we’re good to go. But if it comes in lower, we may need to revisit the terms of the deal—whether that means negotiating with the seller, covering the difference, or exploring other options. I’ll walk you through the process and help you navigate any curveballs that may come up, keeping your goals and investment top of mind.
You’re almost there! The final step before getting your keys is completing the closing paperwork. This includes signing your loan documents (if you’re financing), as well as a series of disclosures and official documents prepared by the escrow and title company. It can feel like a lot, but I’ll be with you every step of the way to make sure it all goes smoothly and nothing gets overlooked.
Once everything is signed, your lender will fund the loan, escrow will record the transaction with the county, and just like that—you’ll be the legal owner of your new home.
This is a huge milestone, and I’m honored to have been part of the journey. Whether this is your first purchase or one of many, every home has a story, and yours is just beginning.
Even after the keys are in your hand, my role doesn’t end here. I’m always available for post-close support—whether you need contractor referrals, advice on your new neighborhood, help with home improvements, or are simply curious about the market down the line. Consider me your ongoing resource and trusted guide, long after the boxes are unpacked.
