Step 1. Set the Stage - A Personalized Consultation

 Every successful sale begins with understanding your why. Are you hoping to maximize your return? Needing to move quickly? Downsizing, relocating, or preparing for the next chapter? Clarifying your goals from the start allows us to shape a strategy that supports your timeline, expectations, and ideal outcome. At the same time, I want to get to know your home through your eyes. What do you love most about it? What do you think might be a challenge for buyers? I’ll walk the property with you, listening as you point out key features, upgrades, and stories that bring the home to life. These details help me highlight the value of your property in a way that’s authentic and compelling.

This is also your chance to get to know me—how I work, what I offer, and how I guide my clients through each step with clarity and care. Once we’ve aligned on your goals and you feel confident moving forward, we’ll sign a listing agreement and begin preparing for a thoughtful, strategic launch.

Step 2. Determine the Right Selling Price

Pricing your home correctly is one of the most important—and strategic—decisions we’ll make together. A well-priced property captures attention, creates momentum, and brings serious buyers through the door. Overpricing, on the other hand, can stall interest quickly, leading to a longer time on market and ultimately a lower sale price. Underpricing may feel risky, but in a market with strong demand, competition almost always pushes the final price up to market value—or beyond.

As your agent, I’ll provide a detailed analysis of comparable sales, current listings, and overall market trends to recommend a pricing strategy that positions your home to stand out. In some cases, we may also want to explore a pre-market appraisal or third-party opinions to support our decision.

It’s also important to know that pricing isn’t set in stone. While we’ll agree on a list price when we sign the listing agreement, we’ll revisit it together the week before going live. This gives us the opportunity to evaluate any recent sales or new listings in your area and make sure you’re priced to compete—because timing, positioning, and precision matter.

Once we’ve had a chance to connect, review your goals, and walk through the property together, the next step is to formalize our working relationship with a listing agreement. This contract gives me the professional authority to represent your property and begin the process of marketing and preparing it for sale.

The agreement outlines key details such as our pricing strategy, compensation structure, listing timeline, and terms of representation. It also ensures you have a dedicated advocate working on your behalf—someone who’s fully invested in maximizing your home’s exposure, value, and outcome. Once signed, we can hit the ground running with staging, photography, pre-listing prep, and a custom marketing plan tailored to your home and target buyer.

Step 4. Start Preparing Your Home for the Market

Once the pricing strategy is in place, it’s time to get your home ready to shine. The goal is to present a space that feels polished, welcoming, and emotionally compelling to buyers. While a clean and well-maintained home is a great start, going a step further can make a significant difference in how your property is perceived—and ultimately, how it performs on the market.

Ideally, the home will be fully staged to highlight its potential and create that emotional “this is the one” feeling. When possible, I recommend the seller temporarily vacate the property to allow for a complete transformation. Professional staging taps into the psychology of home buying, helping buyers picture themselves living in the space and connecting with it on a deeper level.

This is also the perfect time to consider pre-listing inspections—a common and expected step in California real estate. General home, pest, and, if applicable, septic and well inspections can uncover issues before buyers do. While this may involve some upfront cost, it’s often an investment that pays off. A complete disclosure package—including inspections—builds immediate buyer confidence, positions your property as a transparent and well-cared-for home, and increases the likelihood of receiving strong, clean offers from the start. It can also prevent last-minute negotiations, delays, or deal fallout during escrow due to surprises found later.

Step 5. Develop a Strategic Marketing Plan

Once your home is prepped and polished, it’s time to launch a marketing strategy that gets it the attention it deserves. Your custom campaign may include:

Step 6. Go Live & Show the Home

With everything in place—from preparation to pricing to marketing—your home is ready to make its debut. Once we go live on the MLS and syndicate to major real estate platforms, I’ll actively manage showings, field agent inquiries, and monitor engagement across all channels.

During this time, buyer energy is at its peak, so it's important to maintain the home in showing condition. Whether the home is vacant and staged or you’re still living in it, I’ll provide guidance to make showings as smooth and low-stress as possible. I’ll also gather feedback from agents and buyers to keep you informed and make any necessary adjustments quickly.

My goal is to create a strong first impression and keep momentum going from the moment we launch—ensuring the right buyers not only see your home, but feel inspired to take action.

Step 7. Review Offers & Negotiate Terms

As interest builds, we may decide to set an offer date—especially if there’s strong early activity and multiple parties expressing interest. This approach can help generate urgency, level the playing field for buyers, and position you to receive the most competitive terms possible.

Once offers come in, I’ll carefully review each one with you—not just for price, but for the overall strength of the offer. Together, we’ll evaluate key components like deposit amount, down payment, loan type (if applicable), inspection and contingency terms, repair allowances, requested inclusions, proposed closing date, and a clear outline of who covers which fees.

If anything needs clarification or negotiation, I’ll handle those conversations directly with the buyer’s agent—always advocating for your priorities. Once both sides agree to the terms, we’ll move forward with a fully executed contract and officially open escrow.

Step 8. Navigate Escrow & Closing

Once we’re in contract, we enter the escrow phase—a period where the details get handled, timelines matter, and steady guidance is key. I’ll coordinate with the escrow officer, buyer’s agent, and any other parties involved to ensure everything moves forward smoothly and on schedule.

During this time, the buyer will conduct any remaining inspections, finalize their loan (if applicable), and work through contingencies. I’ll keep you updated on every milestone—making sure all contractual deadlines are met and addressing any issues that may arise. If repairs or credits are negotiated, I’ll help manage the process and documentation from start to finish.

You’ll also be reviewing and signing final closing documents, typically with the help of the title company or a mobile notary. Once the buyer’s funds are received and the deed is recorded with the county, the transaction is complete—and your home is officially sold.
