A property is for someone, or it is not. My job is finding that person and making sure they see your home, no matter where they're looking, scrolling, or getting a recommendation from a friend. Here's the full picture of what goes into that, before we ever get to pricing strategy. None of it happens by accident - It’s the standard for every home I represent.
Before your home is available to a single buyer, it goes through its own pre-market runway. This is where I work my agent network and past buyer contacts, and where your property goes into “Coming Soon” status in both the real estate community, and on the MLS, building real attention before it's officially active.
Here's why that matters: the moment a property goes “active,” the days-on-market clock starts running, and buyers and their agents read that number as a signal - not just a statistic. A home that's been sitting for weeks reads as something to question, even when the real story has nothing to do with the property itself. Spending time to build demand before that clock starts means your home launches into interest that already exists, instead of launching into silence and hoping someone notices.
Every listing gets a real production, not a phone camera and good lighting. I personally invest in:
I pay for premium placement on Zillow and Homes.com, so your property shows up at the top of area searches instead of buried in the scroll. Homes.com also pushes your listing directly to my contacts and to anyone searching the site, and keeps your home in front of those buyers around the internet through geo-targeted retargeting advertisements. Your property stays in front of the right people long after they've closed the tab.
Your listing goes out to both private and public Facebook groups I'm part of, along with a full run of Instagram posts and stories for the entire life of the listing, not just launch week. I also have a marketing person on my team whose job is making sure this happens consistently.
Before your home goes live to the public, I host an invite-only open house for real estate professionals - so agents with the right buyers in mind see it first. I can bring in a videographer for that event so other agents leave with content they can post to their own social media, extending your property's reach through their networks too. I also bring your listing directly to local realtor marketing groups, the rooms where agents talk about what's coming and who it might be right for.
When it's the right fit for the property, your listing also gets placed on international luxury property sites, extending its reach well beyond Sonoma County and into a global pool of buyers.
